The freezer that paid for its own roof

Cold storage is the brutal case: refrigeration never sleeps, tariffs punish the peaks, and every degree of setpoint drift costs real money. The interval data showed compressor short-cycling and a defrost schedule fighting the ambient profile — before we ever visited the site.

The audit re-sequenced compressor staging, retuned defrost to the actual load curve, and fixed a demand-charge structure the utility had quietly mis-applied. Efficiency first cut the load; the 640 kWp rooftop array was then sized against the corrected load — 18% smaller than the EPC's original quote, with a faster payback.

The boss move: AI anomaly detection now flags evaporator fan degradation about three weeks before it shows up in the temperature log — maintenance happens on schedule, not after product risk.

24/7 operations, minus the 24/7 waste

A 24/7 contact-center campus can't do the easy thing — you can't just switch it off at night. The waste hides inside the operating hours: chillers sequenced for a design day that occurs twelve days a year, AHUs running full-tilt for floors at 30% seat occupancy on night shift.

AI load disaggregation split the three towers' consumption into HVAC, IT, lighting, and plug loads per floor, per shift. The savings register ranked 27 measures; the top eight — chiller staging, condenser water reset, occupancy-based AHU scheduling, and a lighting retrofit — carried paybacks under two years and required zero downtime to implement.

The boss move: the RA 11285 compliance pack came free with the same dataset — the campus's designated establishment reporting went from a scramble to an export.

From DOE deadline to DOE showcase

A designated establishment under RA 11285 with a reporting deadline, a boiler house nobody had instrumented, and a roof the owner suspected was "worth something." The classic trap: treat compliance as paperwork, file the minimum, learn nothing.

We ran it the other way. The compliance dataset became the audit dataset: steam-system losses and compressed-air leakage alone justified the fieldwork. Specific energy consumption per production ton — not raw kWh — became the KPI, which is what made the 26% improvement provable through a production upswing.

The boss move: the 1.2 MWp design was submitted with the compliance filing as the facility's five-year conservation program — turning a regulatory obligation into board approval for the solar capex.
